Welcome Basket

A basic pack of fresh bread, food and drinks to provide a light meal upon your arrival is included in the rental price.

Should you require more substantial supplies to be available for your arrival, please contact us with your shopping list and we will do our best to obtain the groceries at your expense.

Please note that not all branded goods have the same name here, nor are they all available in this country.

Small Party Rates

Where a lower rental price is shown as a possibility in the apartment description, this will only apply to the weeks specified for couples or smaller groups. Therefore not all beds/bedrooms will be prepared or available. Please let us know well in advance if you have a preference for specific bedroom(s) to be prepared for your visit.

Reservations and Deposits

A deposit of 25% of the agreed rental price is required as confirmation of your booking - an invoice will be issued to your email address, * via the PAYPAL secure currency transfer system *(you may be able to pay by direct transfer should you not have an email address).  The balance of the agreed rental price, plus the Security Deposit, is required to be paid 6 weeks before the date of arrival - another invoice will be issued at that time.

Should the reservation be made less than 6 weeks before the date of arrival, then payment in full, of the agreed rental price plus the Security Deposit, is required to confirm the booking - a PAYPAL invoice will be issued, see * above.

Security Deposit

To safeguard high standards this is added to your holiday invoice and is reclaimable on your return home. The Security Deposit is usually an amount of 150.00 Euros for 2 persons, however for larger groups of 3 or more people, it is increased to 250.00 Euros; if groups number more than 5 people the deposit is 400.00 Euros.

Deductions will be made for breakages and damage of any kind.

We find that in any event, most of our clients inform us of any breakages at the time so that matching replacement items are purchased.

We ask that you report any accidental damage to us at the time of the incident to ensure prompt cleaning and/or repair and this may possibly reduce costs.


Please consider your requirements for additional items such as a cot, additional single bed, bikes, beach towels etc at the time of booking your holiday to ensure availability. We will always endeavour to assist you whenever possible.

Tenancy Changeover Times

Tenancies normally commence at 4.00 pm (16.00 hours), to allow plenty of time for your apartment to be cleaned and prepared for your visit.

Tenancies end at 10.00 am (10.00 hours) as that is the time at which cleaning staff arrive.

Please let us know your arrival/departure flight times so that we are able to assist you as much as possible.

The Swimming Pool

This is generally open for use from the beginning of April to the end of October and is not heated - average water temperatures 25-27 C.

The pool has access via wide graduated “Roman Steps”, the depth at the bottom step is 1 metre, sloping to a depth of 2 metres; the swimming area measures 5 metres wide x 10 metres long. There are plenty of sun loungers with side tables, dining tables and chairs plus, of course, parasols for shade.

We ask that you do not take items made of glass (like drinking glasses and bottles) or china inside the pool area for your own safety and that of others -

All apartments are supplied with plastic or melamine drinking glasses, mugs, jugs and plates.

Large beach/pool towels can be provided at 5.00 Euros per person, per week.

The pool area is walled and gated, it is also well lit after dark BUT these measures are not to be considered a substitute for parental supervision of children near the pool, stairs and outside the house generally.

For your safety, we ask that visitors do not swim without another adult being in the pool area.

Apartment Standards

Casa das Flores is owner-managed and has high standards of furnishings and equipment. The road to the Casa das Flores is tarmac and the whole property is surrounded by walls with a separate gated entrance to the guest garaging.

Kitchens and Bathrooms

All kitchens have a combined refrigerator/freezer and extremely good cooking facilities of gas hob (minimum of 4 burners), electric fan oven and extractor unit plus microwave oven, electric kettle, filter coffee machine and toaster.

All apartments have glazed cubicle showers, hand basin and WC; towel rails and hooks, plus shaver/electric toothbrush sockets.


The accommodation is thoroughly cleaned and prepared for your arrival; for stays of longer than 1 week the cleaning staff arrive at the end of the first and every subsequent week.  Extra cleaning services can be arranged for your stay (payable locally). You are requested to keep and leave the property clean and tidy at the end of your visit, with dishes washed and rubbish cleared from the apartment. Municipal rubbish depositories are situated at the top end of the lane; recycling bins for glass, plastic and clean paper are located in the guest garaging.  The property will be cleaned after you leave and, if found to be in a dirty state, extra cleaning charges may be deducted from your security deposit.

Laundry and Linen

Kitchen towels, bath and hand towels are provided, (one bath towel, one hand towel and 1 face cloth per person) these are changed/laundered mid-week.

Bed linen is provided and is of pure cotton or cotton/linen mix, it is changed weekly.

All pillows, cushions and duvets are of hypo-allergenic materials.  Should you prefer feather pillows, please ask when making your reservation.

All curtains and cushion covers are pure cotton or cotton/linen mix - these are laundered regularly.

There is a separate laundry room with washing machine, ironing board and electric steam iron; the use all these facilities, including detergent and fabric conditioner, is charged at 5.00 Euros per machine wash.

Each apartment is equipped with a drying frame and pegs for your use.


Children of all ages are welcome and the following items are available - Cots for babies under 2 years of age are charged at 25.00 Euros per cot per week including bed linen- the cots are the classic wooden style with foam mattresses conforming to European Standards, should you prefer it there is the option of a "travel cot".

"Child length" or extra single bed - available at 35.00 Euros per bed per week inc bed linen.

“High chairs” - available at 10.00 Euros each per week, comply with European Standards.

Fuel and Water Supplies

Normal warm weather usage of gas, water and electricity is included in your rental price.

There will be an extra charge for heating in cooler months.

We endeavour to ensure that all machines in the apartments and gardens consume the least energy and natural resources. To that end, we ask you to ensure that you switch off lights and other energy consuming appliances when not needed. We have installed solar panels to provide hot water (don’t waste it, please); in addition the gardens, pool, all outside taps and washing machines use our own bore-hole water.

Telephone and the Internet

Telephones are not provided in the apartments BUT the Internet can be accessed either using your portable PC (laptop) via our wire free broadband link OR from the owners’ private office at mutually agreed and convenient times. When bringing a mobile phone, you should ensure that you arrange “access abroad” from your service provider and pack your charging unit too.

Privacy and Noise

Each apartment has its’ own separate entrance and a private terrace with chairs and table for al fresco meals; we ask all of our visitors to have respect for the privacy and well-being of other guests and our neighbours even though we are situated on the edge of the village. It is quiet here but there will always be noise of some sort, be it from tractors, delivery vans or even extra traffic on the other roads in the vicinity in the summer months.

Village celebrations here are called “Festas”, each village has at least one a year; at festa time music and bells will play from the church towers and fireworks play an essential role in the party. Leziria is too small a village for such an event but larger neighbouring villages and towns do hold festas which are great fun to attend, eat regional food prepared by the local ladies, patronise the bar and generally enjoy the music and dancing.

Even though you will be on holiday, the locals are not and still have to get up and go to school or work; on rare occasions it is possible that works may commence without prior warning - repairs/maintenance to the water supply or roads or perhaps to a neighbour’s house. Naturally, whilst we have no control over such things, if we are made aware of anything in advance of your stay, we will let you know ASAP.

Pets, other than “Guide or Assistance Dogs”

Fully house and obedience trained pets may be allowed at the property but only by specific and prior agreement with the owners.

Naturally, any dogs that are essential to the well-being of their disabled owners are very welcome.


For both beach and freshwater fishing the state requires the angler to have a licence (permit) - We can apply for angling permits on your behalf if you advise us when making your reservation, this is a minimal cost which needs to be paid upon your arrival.  You can reach our local river in less than a 3 minutes walk of the property.

Bicycle Hire

“Mountain bikes” are available to hire at 5.00 Euros per bike per day plus a Security Deposit of 50.00 Euros per bike.

Users are responsible for their own safety and the security of the bicycle whilst it is in their care.


This is an excellent area for bird watching, being located on the migratory routes and in a varied geographical area.

Guided walks and field trips are available by private arrangement, payable locally.

Rural Life

Given the countryside situation of Casa das Flores, you will notice and hear possibly unaccustomed noises such as dogs barking, cockerels crowing, sheep bleating, and, although sometimes offensive to one’s sensibilities, it is commonplace to see dogs tied up. As in your own country, some farm smells and crop manure are normal in agricultural districts; as are such insects as flies, mosquitoes, bees, wasps and ants.

Sometimes it is possible to hear some noise from the local train service - there is a railway station on the Linha d'Oeste at Monte Redondo.

Local Assistance

Our apartments are suitable for all ages and cultures and a holiday here is for the more independent and enterprising traveller who does not want a “package holiday” in a large resort.

Road and rail transport communications are good, relatively cheap and very efficient - it is quite easy for the practised traveller to move around the country.  For many visitors it is probably easier to hire a car to be available at the airport of arrival - whilst the car hire company you choose will supply a map of Portugal, it may be worthwhile to do some investigative research and planning before making the trip in order to get the most out of your holiday. Each apartment is supplied with a variety of local and regional information such as restaurants, beaches, heritage sites and, of course, our local spa at Monte Real.  We, the owners, are on hand for any everyday problem that may arise; we can also provide advice and information for outings, sports and pastimes to enable you to make the most of your stay.

Alternatively you can just chill by the pool or on your private terrace, making the odd sortie to local shops and cafés or the beach - after all it is YOUR holiday.

Personal Insurance and Your Health

It is important that you take out travel and holiday insurance to protect you against liability in the event of cancellation and also to cover medical expenses and any other losses incurred whilst on holiday.

Despite having travel/holiday insurance cover, all EU residents should carry the European Health Insurance Card (EHIC). This enables you to get free or reduced cost medical treatment if you fall ill or have an accident while on holiday.

There are no special requirements for inoculations but it is always wise to ensure routine preventative vaccinations for such illness as poliomyelitis or tetanus is up-to-date.
